Terms and Conditions

Rates are per suite per night and include continental breakfast. Rates exclude 11% government tax and 10% service charge. Minimum stay of seven nights is required during the holiday peak season. Rates based on double occupancy per bedroom. Additional charge for extra persons. Square footage is approximate.

Children

Two children 12 or under are free in all suites with parents.

Extra Guest

One additional guest is allowed in 1, 2 and 3 Bedroom Suites, Villas and Penthouse categories for an additional charge as follows:

  • Dec 18 to Apr 23: $100 per person
  • All other dates: $50 per person

Maximum Occupancy

  • Five Bedroom Villas - ten persons plus two children under 12 years old.
  • Three Bedroom Suites - six persons plus two children under 12 years old.
  • Two Bedroom Suites - four persons plus two children under 12 years old.
  • One Bedroom Suites ** - two persons plus one child under 12 years old.

** Some Garden Villa One Bedroom Suites can accommodate more children. Please contact Reservations for more information

Deposit/Cancellation/Change/Early Departure Policies

A 3 night deposit is required at the time of booking except holiday time periods (see below). Guests must cancel or change outside of 21 days from arrival to avoid forfeiting the 3 night deposit. Early departures are a 3-night penalty or the balance of the stay, whichever is shorter.

For the Holiday time period of Dec 21 to Dec 31, a 50% deposit is required at the time of booking, with the balance due Nov 1. Any changes or cancellations after Nov 1 is a full forfeit. Early departures will be a full forfeit of any unused nights. 7 night minimum stay between Dec 23 - Dec 31.

New Travel Requirements for U.S. Citizens

United States citizens will now be permitted to enter the Turks and Caicos Islands once they are able to show either a valid passport OR a U.S. Government-issued photo ID and an online receipt indicating that their passport application has been filed.
